April 2021 Housing Report

“Listing agents have amazing power in a sale. Unfortunately, many buyers and their agents feel like they are being treated poorly and unfairly in today’s red-hot seller market,” notes Linda O’Koniewski, CEO, Leading Edge.

We know that our seller clients always maximize their price and their terms if all buyers have a chance to make their best offer. Sound simple? Too often that is not happening in this market. Always hire an agent who will take the time to market your home openly (not sell to an inside buyer) and who also knows how to leverage every offer. Buyers don’t mind losing squarely and fairly. It’s when they can’t get into a property or never get a response to their offer, that gives our industry a black eye. Your Leading Edge agent has strategies to put tens of thousands, if not much more, in your pocket compared to agents who are taking the easy way out or talking you into selling off-market for a quick sale.”

March sales of single-family homes in the Leading Edge service area increased 1% year-over-year. Inventory decreased -43%. The number of days on market over the last 12 months decreased -18.9% while median sale prices remain up +9.1% at $698,500.
