How to Choose the Right Real Estate Agent: Avoid the "Coming Soon" Trap

 

Don’t be duped. Coming Soon is a great tool. Unless it is misused by an agent.

Today’s market is fiercely competitive. A sneak peak, a private sale, a pre-market listing, is holding an auction but forgetting to tell the general public.

Buyer demand is creating unprecedented bidding wars.
Buyers want to purchase properties off-market to save money and avoid competition. Money that should be in your pocket.

Coming Soon is a magnificent tool to pre-market your home to generate interest before a property is fully marketed in MLS. Hire an agent who understands how to leverage it in your best interest and won’t suggest early showings before all parties are allowed to view your home. Why? Too many agents are using Coming Soon to find buyers for themselves to sell your home to capture both the buyer and listing side of the commission before that buyer has to compete with other buyers. Competition drives up prices and brings better terms to sellers.

Remember, if you are planning to go to auction to sell something precious and you know there will be a lot of serious and qualified buyers at noon, why would you sell it early at 10am to one buyer? You can’t maximize your position with an audience of one.
