September 2021 Housing Report

 
 
"What is going to happen in the real estate market in the next year? Challenge accepted. We at Leading Edge know that buyer demand continues to outstrip supply in popular price points. There is no end to home appreciation in immediate sight. We are seeing homes that have been over-zealously priced sit and languish”, expressed Linda O’Koniewski, CEO of Leading Edge. “My crystal ball says continued appreciation of 5-9% in markets throughout Eastern Massachusetts and New Hampshire looks probable in the next year.”
 
August sales of single-family homes in the Leading Edge service area decreased -3.8% year-over-year. Inventory decreased -35.8%. The number of days on market over the last 12 months decreased -29.7% while median sale prices remain up +12.9% at $735,000.
